Basement Egress Windows

Some co-owners that do not have walkout basements, have chosen to install basement egress windows. These windows are used to enhance basements  and in some cases permit the placement of bedrooms below grade.

Since exterior window appearance and maintenance are the responsibility of the association, we have approved Boman Kemp Egress Windows .

For safety of those who work around our homes, all egress windows must also include a steel safety grate. This prevents people and animals from falling into the window well.

If you are interested in adding an egress window, please contact the property manager. All exterior modifications to our homes require board approval.

 

Gutter cover test

Clearing cutters is a costly endeavor, so we are looking into ways to eliminate this regular maintenance. This on September 15, 2015  two board members installed a new type of gutter cover that actually is a porous foam. It fills the entire gutter to prevent the entry of leaves and dirt, but allows water to pass through. We are using two types, the first is a form fitting foam that is treated throughout with UV protection (like sunscreen for the foam) and the second is a lower cost foam that has a simpler form that does not entirely fill the gutter but could provide the same protection from leaves. The lower cost foam also only has UV protect on the surface directly exposed to the sun. We are testing this at some of our locations that require the most gutter cleaning and will inspect the locations this spring to see how they faired though the fall and winter. We are hoping that investing in the gutter guards will lower the over all cost of maintaining gutters. posted by Bruce B.
