FAQ

  • My windows are cloudy, what can I do about it? Contact our property manager to report cloudy windows. Replacement of the window will be scheduled as the association budget permits. Note that cloudy windows are replaced to maintain a consistent exterior image in the community.
  • The wood is showing through on my window sashes, what should I do? Co-owners are required to maintain the interiors of their homes. This includes painting of the window sashes with a high quality latex primer and paint. Failure to paint sashes and window frames may lead to window damage. Windows damage from poor maintenance will be replaced at the co-owners expense.
  • There is a stain on my ceiling? Call our property manager immediately. A ceiling stain may be an indication of a roof leak. Prompt repair of roof leaks may prevent major damage to the structure.
  • My windows are drafty, will the association repair them? The association only repairs windows to ensure exterior aesthetics or to prevent damage to the structure. The co-owner may wish to contract at their expense Dave’s Glass Services (269) 375-2036 or another qualified contractor to rebuild the windows. The co-owner at their expense may also choose to replace the windows. Note that the association has only one approved window manufacture although they may be installed by any qualified contractor.   • What is the exterior trim color around my windows and doors? We use SHERMAN WILLIAMS Resilience Exterior Acrylic Latex gloss paint. There are two colors, JP Tartan Trim use on the homes on Tartan and Kirkaldy circles. JP Champaign used in the remaining homes.
  • My basement is leaking and damaged my walls, what should I do? Basements were not finished by the original builder, and the square footage of the basements are not part of the homeowner association monthly assessment. Depending on the amount or rain and the soil conditions, basements can be damp and sometimes wet. Cracks in the wall are common and frequently are not a risk to the structure. The association is not responsible for these common basement conditions. Any basement finishes (i.e drywall, flooring, and carpet) are entirely the responsibility of the co-owner. However if you think that there might be a basement issue that is damaging your homes structure, please contact the association management immediately.
